Upon review, the Rinnai tankless water heater was giving an error code 10, which is exhaust venting issue. upon further review and inspection of exhaust, I have found that the exhaust comes out to the left side of the home where the dog kennel is at which has four dogs and they will sit right in front of the exhaust. This can cause blockage and exhaust venting failures. I have suggested to homeowner to either relocate dog area or building a fence around where the exhaust comes out so dogs cannot sit in front of it anymore. Upon further review of tankless water heater I have found that the interior shows major signs of dust and debris within system. Once getting history from homeowner, they have lived here for two years and never got it maintenance. My recommendation is to perform a preventative maintenance/cleaning. Build a black aid around exhaust from dogs and bringing system to proper operations.

2012 Lennox No Heat Short cycling and lockout is occurring. Furnace is starting to nickel and dime Judy. Upon arrival and review of an American Standard furnace, I have found that the system was not getting high voltage. Upon further review I have found that the door switch to furnace, which passes high voltage when door is on system is damaged and needs to be replaced in order for system to operate properly. I have replaced door switch to furnace and system came on and heat mode normally. With a 40° temperature differential system is operating and heating at this time. - This estimate is to repair door switch on American standard furnace. Also includes dispatch fee and one hour labor.
2019 Armstrong Air Furnace Maintenance Furnace is running fantastic, was cleaned today but was already very clean. Burners and sensors cleaned. No carbon leaks. Inducer is at high end of specs, we're just going to monitor closley. 14x25x1 - Change in 30days. Just a little dusty. Sent 24v filter/Duct Clean/Tankless Descale/Maintenance Quotes.

Upon review of furnace I have found that both the flame sensor and electronic ignitor were both dirty and not operating properly/efficiently. I have removed both parts and cleaned. I have reinstalled both parts and tested operations. System came on normally/properly with a 40 degree temperature differential and is heating efficiently at this time. I have recommended to Tracy our maintenance/tuneup membership program to prevent any future issues.
Onsite today for a Full System Replacement (Best Efficiency - 92%) Removed and replaced old with new Rheem 92% Furnace and 13 Seer Ac. Installed new t4 thermostat and verified proper working order, both units are heating and cooling as designed. Job is complete.
Onsite today for a No heat boiler service call. Diagnosis is improperly installed thermostats. Added old thermostats to system and all zones worked correctly. No further problems found at this time. Job Complete.
Technicians are onsite today for a no heat service call. Upon arrival, I have found the Ranai tankless water heater was given off error code of R 32-Sensor failure issue. Cleaned flame sensor and now the system is operating properly at this time with 140° water Coming out.
He didn't service anything. I got another company to come and service my furnace. It was too small for him to bother with. He quoted me a +$600 to service and clean my furnace or $1400 price to clean my furnace and clean my ducts. The other company came adjusted my gas pressure to get better efficiency with less wasted energy. I think I called the wrong company. 12/16/25 just a note to say this company heard what I was saying and responded by refunding what I paid them. I appreciate this because I ended up hiring another company. Thank you.

Coral was on time, personable and answered all our questions. She cleaned the heat exchanger which had not been cleaned during 2 previous companies inspections. She was not pushy with sales. Will ask for her in the spring.
