Upon arrival and inspection of furnace, I have found that the hundred thousand BTU American standard furnace is intermittently shutting off due to high heat temperatures. I have inspected flaming sensor and cleaned it. Also, I have found that there were multiple air vents that were shot within home which I have opened and I have tested all limit switches. Upon retesting system is still intimately shutting off at high temp error code E04. Upon further review, I have found that the high limit switch is going bad and needs to be replaced also evaporator coil is dirty and will need to be clean in place duck work will need to be cut into to gain access to evaporator coil, and I will need to pull blower motor assembly out of furnace to gain access to secondary coil to inspect and clean due to improper airflow. I have also found that this three year-old American standard furnace. Heat exchanger is extremely corroded and rusted which can cause an issue as well.
Install Wednesday Call Cheryl for debit payment after install (Grandma) and email her receipt, Filled out pre-install as best I could without being onsite Furnace install. Removed and replaced old with new. New gas flex, sediment trap, used pookie tape to seal transition of return to furnace, new thermostat, wired in electrical with new whip to furnace from switch, turned on and verified proper working order and found no issues. Turned on and left at 70 upon leaving.
Loose wire in thermostat. Boiler now starts when in call. No further work needed.
2003 Rheem Furnace - No Heat Ignitor Needed, R terminal on board is stripped and very loose, wire out of term upon arrival, blower leaking grease and oil. Furnace has been quoted as well and we spoke about a payment plan. Repairs are not recommended due to age and condition. 2011 American Standard is safe and free of leaks. Blower motor is needed, completely caked and leaking grease. Filter changed today. System was cleaned and flame sensor was cleaned. Running full cycles. System is good to go and heating well.
2007 Furnace Maintenance - (18years old) I cannot begin to describe how clogged these filters are. Two 16x25x1 filters need replaced ASAP. No filters in furnace currently but I'd rather have no filters at this point because of how restricted airflow is. Furnace was short cycling and not running full cycle, but once filters were pulled furnace started running as it should. Furnace was tripping on high limit because of AC coil being so clogged. Tenant expressed major issues with AC this past summer, furnace and AC are in very poor condition. Both AC and furnace should be replaced with proper size equipment. This system needs annual maintenance after a MAJOR deep clean IF it's not replaced - No carbon or gas leaks, as of now furnace is safe. Current - 23" Furnace and Coil. 17" or max 21" - Furnace and Coil.
Onsite today for an Air Duct cleaning and sanitization of whole home. Successfully cleaned and sanitized all upstairs ducts and returns. Sending estimate for recommendations. Job Complete.

Onsite today for a boiler service call. Diagnosis is bad thermocouple. Replaced the thermocouple and the Boiler started up. No further issues at this time. Job Complete.
Onsite today for a no heat service call. Diagnosis is Bad control board - Also found Inducer tube is cracked. Sent estimate to landlord will wait to hear back. Job Complete.

Coral was on time, personable and answered all our questions. She cleaned the heat exchanger which had not been cleaned during 2 previous companies inspections. She was not pushy with sales. Will ask for her in the spring.
