2023 Trane Furnace Maintenance Tenant keeps a clean home. No major dust and debris everywhere. Furnace is running perfectly. Was cleaned today and all motors checked. No carbon or gas leaks.Filter was clean upon arrival. Ducting system is very dirty. System is good to go for season.
Replaced zone valve, replaced prv valve, and flush and purged. Cleaned out combustion tray. No further work needed on boiler system.
1980 Air Ease Furnace Maintenance - House was built in 1978 (45+ years old) Blower Pull and motor needed. Due to age and condition and furnace with standing pilot, replacement is necessary. 2ppm on carbon steady and rising with run time. Cleaned burners and burners cabinets. No inducer, board, or flame sensor on this furnace. Blower motor can be replaced only if we can track it down. No longer made from OEM.
Regular service maintenance on 1993 upflow 80% trane unit. First Clark’s mechanical service. Turn system on upon arrival to test. System short cycled two times before initiating heating operation. Double checked all safeties insecurities connected to circuit board before cleaning top to bottom. Cleaned, inducer motor, gas valve, Circuit board, and blower motor. Heavy grime buildup throughout system from indoor smoke. Deep cleaning recommended. Removed and resurfaced flame sensor. System static pressure low testing .2 6WC/.50 rated. System internals tested within manufacturer specifications. Flame sensor needs to be replaced first in order to confirm all internals are operating properly. System heating 35° above the temperature. Recommend recommendations include deep cleaning and sensor replacement. No further work required at this moment. System was cycle before departure.
Onsite today for a 2021 Armstrong air furnace and AC. First heating test of season. Completed maintenance checklist and noted Regular dust buildup throughout the system. Recommendations include 24 V filter for active Static cleaning, UV bulb installed in coil to prevent biological buildup throughout condensation line, and duct cleaning to ensure healthy breathing air. Job Complete.
Onsite today for a 2002 Heil furnace maintenance visit. Completed maintnenance checklist and found that the furnace has Water damage throught the furnace and heat exchanger, Inducer grinds down indicating a bad bearing and blower motor is leaking grease and oil. Quoted deep clean and repairs, but due to age and condition, a replacement is strongly advised. Job Complete.
Onsite today for a 2023 American Standard Furnace Maintenance visit. Maintenance checklist complete and the heating system is good to go for the season. Recomendations include an air duct cleaning to prolong the life of the furnace. Job Complete.
Onsite today for an RTF Boiler Service call. Drained boiler, replaced expansion tank, replaced 2 zones valves and arm, then flushed and purged the boiler. Found PRV and Backflow preventer clogged. Cleaned combustion tray. No further work needed at this time. Job Complete.
Onsite today for a 96% Goodman Furnace Only Installation. Removed and replaced old with new, added new T4 thermostat, and Installed smoke and CO detectors per local fire/building code, New Goodman furnace is up and heating as designed. Job Complete.

Onsite today for a no heat service call. Diagnosis confirmed Major gas valve and board issues along with furnace being improperly installed. Went over replacement options and scheduled a Rheem 92% 60k Furnace Only Replacement. Job Complete.

Coral was on time, personable and answered all our questions. She cleaned the heat exchanger which had not been cleaned during 2 previous companies inspections. She was not pushy with sales. Will ask for her in the spring.
